TECHNICAL SPECIFICATIONS
STRUCTURE
1. Well-designed Reinforced Concrete Structure of foundations, columns and slabs.
2. Walls
External walls of 20cm thick clay bricks. Internal partition wall of 10 cm thick hollow clay bricks.
3. Finishes
3.1 Walls
- External surfaces shall have 3 coats of plaster and 3 coats of sundex paint.
- Internal surfaces shall have 3 coats of plaster and 3 coats of emulsion paint.
- WC walls will be lined with ceramic tiles up to 2.2 m HT.
- Kitchen walls between cupboards and bench will be lined with ceramic tiles.
3.2 Floors
All entrance halls, living, dining, kitchen and bedroom areas will be of ceramic tiles to the value of C£ 20.00/m².
All areas will have wall skirting of same materials to the finish floor.
Ground floor and first floor patios will be ceramic tiles to the value of C£ 20.00/m².
Entrance to parking and parking area will be of treated concrete.
3.3 Ceilings
All ceilings shall be of fair face concrete treated with spatula and fished with emulsion paint.
4. Doors and Windows
4.1 Entrance door of solid wood leaf. All internal doors shall be of softwood frame and sub frame faced on both sides with 4 mm MDF.
4.2 Kitchen external door shall be of anodized coloured aluminium.
4.3 External doors and windows shall be of sliding brown colored aluminium sections with double glazing.
5. Kitchen Benches and Wardrobes
Kitchen benches and bedroom wardrobes shall be of softwood frame, melamine internally and MDF doors with polyurethane paint.
Kitchen worktops to be of granite or 3 cm ceramic up to C£ 130.00/m².
6. Sanitary Ware
Imported sanitary ware of good quality are installed complete with their accessories i.e. mixers, mirrors, soap holders, paper holders and towel bars.
7. Electrical Installation
As per EAC requirements provides light points, 2 TV points, 2 telephones.
8. Air Conditioning
Air conditioning units will be supplied and installed in all bedrooms.
9. Plumbing – Sewerage
Well-designed cold and hot water supply lines complete drainage system is provided as well as a solar panel water heating system. Pressurized Water system will also be installed with water softener.
10. Roof
Roof will be tiled with Portuguese type tiles as per the plans.
11. Swimming Pool
Swimming pool will be lined and of dimensions 5m X 10m with walk-in steps of 1.5m width. Pool area will have lights.
